Responsibilities

Job Overview

The Onsite Manager is responsible for overseeing the day-to-day operations of Dover Park Condominiums. This includes conducting regular inspections, managing maintenance and project work, coordinating with contractors, and providing timely administrative support. The Onsite Manager will work closely with the Board of Directors and Community Management to ensure that the property is maintained to high standards and that resident and community needs are met efficiently.

 

Key Responsibilities

  1. Property Inspections and Reporting
    • Conduct weekly visual inspections of the property’s grounds, building exteriors, and accessible common areas.
    • Maintain an inspection log and submit detailed reports of findings, issues, and resolved items at monthly Board meetings.
    • Support the Community Manager or Associate Community Manager with monthly onsite inspections, providing additional feedback as needed.
  1. Project Scope and Proposal Management
    • Assist the Board of Directors in defining project scopes for common area improvements.
    • Solicit and obtain at least three competitive proposals for each project, with a focus on cost-effectiveness.
    • Present proposals to the Board with detailed cost estimates to aid in decision-making.
  1. Monitoring Common Area Projects
    • Oversee all Association-funded common area repairs, renovations, and improvements.
    • Conduct regular site visits to ensure project work aligns with Board requirements and contract specifications.
    • Provide progress updates and contractor performance reports at Board meetings.
  1. Maintenance and Contractor Supervision
    • Supervise routine janitorial, landscaping, and maintenance services, ensuring adherence to quality standards and contract agreements.
    • Address any issues with contractor performance and escalate concerns to management as necessary.
    • Coordinate with vendors for timely service delivery and problem resolution within 48 hours of issue identification.
  1. Administrative Support
    • Maintain the property’s administrative calendar, scheduling inspections, meetings, and vendor follow-ups.
    • Respond to emails and phone calls within a 24-hour timeframe, ensuring timely responses and professional communication.
    • Document and track all follow-ups with vendors, residents, and contractors, maintaining a well-organized record for future reference.

  • Plus other work relates tasks as needed

Qualifications

Qualifications:

  • Minimum of two-years as an Onsite (HOA) property manager - preferred
  • CMCA or state-equivalent certifications desired
  • Associates degree or higher
  • Customer service focused; CAMs service their client on a daily basis
  • Listening skills: CAMs need to listen to the problems of a client and provide a solution to meet the requests of the client
  • Proactive: CAMs must proactively communicate with their client, team members, and superiors
  • Management: CAMs must manage the budget, operations, schedules of a community association

Pay and Benefits:

$60,000   to $65,000, depending on education and experience.
